Sunnyvale is postwar tract housing on flat lots with deep back yards. That combination is why so much of the work here turns into an addition or an ADU rather than a move.
Walk Birdland, Cherry Chase, Ortega Park or Ponderosa and you are looking at the same era of house over and over — single story, low roofline, a garage facing the street, three bedrooms sharing one bathroom, and a kitchen closed off behind a wall from everything else. There are Eichler blocks in Sunnyvale too, which are a different animal entirely with their beams, glass and lack of any attic to work in. And near the Heritage District and Murphy Avenue the housing gets older and more varied. The recurring Sunnyvale remodel is opening the kitchen into the living space and finding a way to get a second bathroom into a floor plan that was never drawn for one.
The lots here are the opportunity. Flat, rectangular, with a long rear yard and often decent access down the side — close to ideal for a detached ADU or a garage conversion. People also do not want to trade away a short commute, so building on the house they already own beats moving for a lot of Sunnyvale owners. One thing to check before you fall in love with a second story: some streets here have chosen to stay single story, so going up is not a given even when your framing would take it. Better to know that before a designer draws it.
