Los Gatos gives a builder two jobs: careful work on old houses near downtown, and everything the hillsides add to a project once the road starts climbing.

Down in the flats around downtown and the Almond Grove, the houses are old and they show it in the good way — Victorians and Craftsman bungalows on narrow lots, detached garages down a side drive, original windows, deep trim profiles, front porches that define the street. The Town takes what those streets look like seriously, and work that changes the front of one of these houses gets looked at closely. Inside, they have the problems old houses always have: a kitchen tucked in a back corner, a single bathroom squeezed under a stair, and additions from previous decades that were never done properly.

Up in the hills it is a different trade. Lots fall away, driveways are steep, and the roads are narrow enough that where the dumpster goes and how material gets to the site is a real part of the plan, not a detail. Decks up here are structure, not decoration — posts, footings, drainage and the way water moves down the slope all matter more than the railing style. Additions often step down the hill rather than out, and retaining and grading become part of a job that started as a kitchen. Our house is in the Almond Grove. Can we change the front of it?

Carefully, and with the Town involved early. Older homes in that part of Los Gatos get real scrutiny on anything the street can see, so we design the exterior to sit right with what is already there and take it through review before demolition. Inside, you generally have far more freedom than people assume.

We are on a steep lot. Is a deck actually workable?

Usually yes, but it is an engineering job before it is a carpentry job. On a Los Gatos hillside the footings, the posts and the drainage do the real work, and the size and shape of the deck follow what the slope will support. We would rather build one that is sized right for the hill than one that looks good on a drawing.

How do you work on a narrow hillside street without wrecking things for our neighbors?

We plan staging before we start — where trucks turn around, where material sits, where the crew parks, and how deliveries get scheduled so the road is not blocked. On the tight streets above town this gets discussed with you and with the neighbors up front. It is one of the things that separates a smooth hillside job from a miserable one.
